  1. Beach lots in Virginia Beach & buildable lots and acreage wanted for several builder/ developer clientele -  Yes my clients are still buying and building in 2009!
  2. Sandbridge - Out of town buyer - Looking for mega rental machine on Ocean.  Verfication of rental numbers required- Currently on Hold
  3. Unlisted Short Sale Properties - My investor client will look at the property and deal direclty with the lender if they are interested.
  4. Investor/Contractor with crews looking for REOs and distressed homes that need work before reselling.
  5. Virginia Beach- waterfront home with view and 1st floor master or elevator betwn 2500-3500 square feet.  No pool and on small lot.  Up to 1.2 million for the right home. Client likes contemporary homes.
  6. North End Single Famly Home Cottage Style home built in 1940 to 1979 up to 1.5 million landside or oceanside of the North End.  May be negotitable for the right home.
  7. Beach Borough, Shadowlawn area up to 400K - Single family home or attached home with 3 bedrooms 2 baths and 2 car garage for 2nd home buyer.  May consider home with single car garage for the right property.
  8. Single Family Home with garage in Virginia Beach under 175K some TLC ago, buyer is pre-approved and ready to go.   Must be able to pass FHA appraisal.
  9. Cox or 1st Colonial School District at least 3000 sq ft with 4+ bedrooms - Buyer is looking for REO or short sale deal
